Specialist Piling Contractors in London, Bristol, Birmingham & Exeter

Pile Foundations is a specialist piling and groundworks contractor operating across London, the South West, and the Midlands. We provide the full range of deep foundation services — from mini piling and helical piling on domestic extensions, to CFA piling and underpinning for large commercial developments.
Our in-house engineering team designs and calculates every solution we install. We do not subcontract, and every project is backed by a 10-year structural warranty.

Why Choose Pile Foundations?

We are CHAS-accredited, Constructionline-registered piling contractors with a track record across hundreds of residential and commercial projects. Here is what sets us apart:

What Is Piling?

Piling is a foundation technique used when the ground near the surface cannot support a structure’s load on its own. Structural piles — typically made from reinforced concrete or steel — are driven or bored deep into the ground until they reach a layer of soil or rock with sufficient bearing capacity. The building’s load is then transferred down through the piles to this stable layer.

Piling is used across a wide range of projects: domestic extensions where soil is soft or made-up ground is present, new-build residential developments, commercial buildings, and infrastructure projects including bridges and retaining walls. It is also commonly required where traditional shallow strip or raft foundations would be at risk of settlement or heave.

When is piling required?

A structural engineer or geotechnical survey will typically determine whether piling is necessary. Common triggers include:

Made-up ground or filled land at the site
Proximity to trees, where roots or desiccated clay creates movement risk
Soft, loose, or waterlogged soil with low bearing capacity
Existing subsidence or signs of foundation movement
Heavy structural loads that a shallow foundation cannot safely support
Construction adjacent to existing buildings where vibration must be minimised

Types of Piling We Carry Out

The correct piling method depends on ground conditions, structural loads, site access, and proximity to adjacent buildings. Pile Foundations carries out the following methods:

Mini piling

Small-diameter bored piles (typically 150–300mm), ideal for restricted access, low headroom, or domestic projects. Equipment is compact and can often work inside existing buildings.

Helical piling

Steel piles with helical blades that are screwed into the ground. No vibration, no spoil removal, and quick installation. Well-suited to soft soils and projects sensitive to noise or ground disturbance.

CFA piling (Continuous Flight Auger)

The most widely used bored pile method in the UK. A continuous auger drills to depth while concrete is simultaneously pumped through the hollow stem. Suitable for most soil types and ideal for urban sites.

Driven piling

Preformed concrete or steel piles driven into the ground by hammer. Rapid installation and high load capacity, though generates more noise and vibration. Best suited to dense granular soils away from sensitive structures.

Your Trusted Exeter Contractors

Our Piling and Groundworks Services

As specialist piling contractors, we offer a complete range of deep foundation and groundworks services for residential and commercial clients across the UK.

Helical Piling

Helical piles (also known as screw piles) are a low-vibration, low-disturbance foundation solution. The steel piles are rotated into the ground using a torque head mounted on an excavator. Because they generate no spoil and minimal noise, helical piles are particularly well suited to urban domestic projects, extensions close to neighbouring properties, and sites with restricted access. Installation is typically complete within one to two days for a residential project.

Underpinning

Underpinning is used to strengthen or deepen the foundations of an existing building — typically where subsidence, ground movement, or adjacent excavation has compromised the original foundation. Pile Foundations carries out traditional mass concrete underpinning as well as beam and base underpinning and pile and beam systems, selected according to the cause of movement and the structural requirements of the building.

Foundation Contractors

We design and install bespoke foundation systems for new-build domestic and commercial projects. This includes reinforced concrete pile caps, ground beams, ring beams, anti-heave measures, and pile-supported raft systems. Our in-house engineers produce all structural calculations and drawings, meaning architects and developers can procure design and build from a single contractor.

Concrete Finishing

We provide reinforced concrete slab installation and concrete finishing for ground-bearing and suspended floor applications. Our teams work to tight tolerances on level and finish, producing durable results suitable for residential, commercial, and industrial use.

Basement Construction

Pile Foundations designs and constructs basement shells for residential extensions and new builds, including contiguous bored pile walls, reinforced concrete slabs, and waterproofing systems. We manage the full structural package from initial engineering through to finished shell, coordinating closely with architects, party wall surveyors, and main contractors.

Piling Contractors Across the UK

Pile Foundations operates from four regional bases, covering London, the South West, and the Midlands. Our teams are experienced in the specific ground conditions and planning requirements typical to each area.

Piling Contractors in London

London’s dense urban environment presents specific challenges for foundation work: restricted access, proximity to existing structures, deep clay soils subject to shrink-swell movement, and the presence of the London Underground and other utilities at depth. Our London team works extensively with architects and structural engineers on residential extensions, basement projects, and commercial developments, using low-vibration methods including helical piling and CFA piling where sensitivity to adjacent buildings is a concern.

Piling Contractors in Bristol

Bristol’s ground conditions vary significantly across the city — from the soft alluvial soils of the river valley to sandstone and limestone in elevated areas. We regularly work on domestic underpinning and extension projects in older terraced properties, as well as commercial and mixed-use developments in Bristol’s expanding urban fringe. Our Bristol team carries out site investigations and provides foundation design as part of a full design-and-build package.

Piling Contractors in Exeter

Exeter and the wider Devon region presents a mix of red sandstone, mudstone, and river alluvium. Our South West team handles residential piling, underpinning, and foundation projects throughout Exeter, Plymouth, Taunton, and the surrounding areas, often in older properties where subsidence or poor original foundations require remediation.

Piling Contractors in Birmingham

Birmingham and the wider West Midlands sits on a complex mix of coal measures, clays, and made-up ground, particularly in areas of former industrial use. Pile Foundations has experience working on brownfield sites requiring ground investigation and bespoke piling solutions, as well as residential new-build and extension projects across the region.

Frequently asked Questions

Piling is a deep foundation technique that transfers structural loads from a building down through weak or unstable surface soils to a more competent layer of soil or rock beneath. Structural piles — typically reinforced concrete or steel — are either bored or driven into the ground to the required depth. Piling is used when conventional shallow foundations such as strip footings or a raft would be at risk of settlement, heave, or failure due to ground conditions or the magnitude of the structural load.
You are likely to need a piling contractor when: a structural engineer's report recommends deep foundations; your site has made-up ground, soft clay, or poor bearing capacity; your project involves an extension close to trees; existing foundations are showing signs of movement or subsidence; or you are constructing a basement or a building with a heavy structural load. We offer free site visits to assess whether piling is necessary before you commit to any work.
We carry out mini piling, helical (screw) piling, CFA (continuous flight auger) piling, and driven piling. The method we recommend will depend on your site's ground conditions, the structural loads involved, site access, and proximity to adjacent buildings. Our in-house engineers will assess all of these factors and recommend the most appropriate and cost-effective solution.
For a typical domestic extension or underpinning project, piling work generally takes between one and five days on site. Larger commercial projects may require several weeks depending on the number of piles, depth, and ground conditions. We provide a project-specific programme during the consultation stage so you can plan around the works.
Piling costs vary depending on the number and depth of piles required, the method used, ground conditions, and site access. As a rough guide, domestic mini piling or helical piling projects for an extension typically start from around £3,000–£8,000 for a small project, with larger or more complex schemes priced individually. We offer free site visits and provide a detailed fixed-price quotation following assessment — use our cost calculator for an initial estimate, or call us to arrange a visit.
Yes. We work with private homeowners, self-builders, architects, structural engineers, and property developers on projects of all sizes. Domestic work — including extensions, underpinning of existing properties, and new builds — forms a significant part of our workload alongside commercial and mixed-use developments.
Yes. Our in-house engineering team produces all structural designs, pile layouts, and calculations for the work we carry out. This means you receive a fully coordinated design-and-build service, and you do not need to separately appoint a specialist geotechnical engineer for routine domestic and commercial projects. For complex sites, we work closely with the project's lead structural engineer and can provide full documentation for building control approval.
Pile Foundations is accredited by CHAS (Contractors Health and Safety Assessment Scheme), registered with Constructionline, and is a member of the British Drilling Association (BDA). These accreditations demonstrate compliance with industry health and safety standards and are required by most commercial clients and local authorities.
No. All piling and groundworks carried out under a Pile Foundations contract is completed by our own directly employed engineers and operatives. We do not use subcontractors, which gives us direct control over quality, programme, and health and safety on every project.
